Subject: Necessary Questions ...

(1) Where are the hundreds of employees for this new business expansion going to live?

Baton Rouge Advocate, 3/24/2007:  http://www.2theadvocate.com/news/business/6679692.html

Expansion planned for Tanger Outlet

The Tanger Outlet Center in Gonzales is targeting a holiday shopping season opening for new stores in a 40,500-square-foot expansion.

General Manager Jeanne St. Germain said the stores are being built in a cordoned-off section of the parking lot near Chili’s. Tanger hasn’t released the new store lineup.

Meanwhile, the Ascension Economic Development Corp. is working with another developer eyeing a new shopping center on La. 30. And business development director Edie Michel will attend a conference to recruit potential restaurants or retail stores for outparcels on the 47-acre Cabela’s property.

Also, Outback Steakhouse is building its third Baton Rouge area location behind Jack-in-the-Box on La. 30.

(2) Earlier reports indicate that at its peak, the Marathon Refinery expansion construction will employ 4,000 people.  Where will they live?  This is not including construction scheduled at other area industrial sites over the next two years.

(3) What if the proposed steel mill, regional cargo airport and/or gasification plant become realities?  How will we house all these folks?

Ascension Parish and south Louisiana have a huge need for affordable housing and rental infrastructure.  With the incentives of the “Gulf Opportunity (GO Zone -  http://www.gozoneguide.com/)” federal legislation, it has never been more lucrative to invest in south Louisiana.  (a) Are you ready to help solve this housing and rental shortage and benefit from this demand and the incentives in place?  (b) Do you know someone ready to invest?

These are simple, basic, supply-and-demand questions that need to be asked and answered.  Whether a minimal investment in a home to rent or a major development, we have recommendations and would like to work with you on the “answers”.

Mr. Anderson,

I have published your question to the website http://www.inascension.com.

There are a multitude of questions you didn't ask.

Where are the roads to handle such an infusion of people?

Where are the schools?

Where is the law Enforcement?

What are we going to do about the influx of illegals to stop the piss poor quality of construction being done by them for this housing you are asking about?

It all well and good to ask the question where are we going to put hundreds of new employees, but it would be even better to ask the above questions also.

You being in the real estate business should now better than most that the infrastructure in this parish is broken and needs to be addressed before worrying about where to put more residents.

I'm sure there are plenty more questions residents would like to ask on this subject that you haven't thought of asking.

Actually, Chuck, I am a resident of Ascension Parish and a new 69-lot subdivision, Acadiana of Ascension, has been located directly across the street from me on Babin Road with no exit to Hwy 621.  Another larger subdivision is coming on the old Nelson horse-farm property just east of me.  As a resident and voting citizen, I am extremely concerned about infrastructure.  However, I don’t believe that concern is going to stop Cabela’s, Outback, Tanger and certainly not Marathon Oil, Rubicon or Dow Chemical from building/expanding.  So, the construction is coming, followed by the permanent employees and store customers.  The residents/voters need to be putting their influence to work at the state and local level for the improvement of road and education infrastructure.

My “job” as a REALTOR now is to serve home buyers and small business investors … to represent them and their interests.  And with regard to the lack of infrastructure, we are actively promoting the residential development of the Sorrento area, west Ascension, west St. James and west St. John specifically.  Encouraging residential growth in areas where infrastructure is least burdened is about all a REALTOR can hope to do professionally.

Personally, I will expect the most from our elected leaders, holding them to a high standard and expressing my dissatisfaction verbally when possible, but definitely in the voting booth as possible.  Just as you do.
